City proposes increase of lot prices at Hillsboro Heights

Hillsboro City Council approved proposed price increases of available lots at the city's business park.

Mayor Delores Dalke had presented a preliminary proposal at a special meeting April 26 with definitive changes at the May 2 meeting in lots prices at Hillsboro Heights, just south of U.S.-56 and on the west side of Hillsboro.

Lot prices were based on acreage. Dalke suggested the lots be based on square footage and exact prices be determined for each lot.

Front row lots that are 100 feet by 275 feet would sell for $25,300 each. Second row lots that average 100 feet by 200 feet would sell for $13,600 each. Other lots prices would be determined by Dalke and presented at a future meeting.

Prices would be based on size of the lots and locations, said Dalke.

Recently Dalke compared other sales of commercial properties in Hillsboro and found similar lots have sold for $40,000 to $60,000 each.

"The lots are valuable and we don't need to give them away," she said. It also places the city in a position to negotiate.

A million dollars was spent by the city to develop the turnkey property with utilities and streets.

"We've got a lot to offer out there," Dalke said, especially since there are established businesses which makes the property more desirable for additional development.

Dalke also presented information from Kansas Department of Transportation regarding traffic count on U.S.-56.

The KDOT map indicated there are 3,800 passenger vehicles and approximately 740 multi-axle (semis, commercial) vehicles per day that drive past Hillsboro. Councilman Shelby Dierks said Dalke knows more about this issue than anyone, being in the real estate business, and made the motion to move forward with the price change.
