$6.3 million: 2,000 acres behind a single fence are up for sale

A Texas rancher has put 2,000 acres of land he owns northeast of Florence on the market for $6,361,000.

That size property under one fence is rare, Jeremy Sundgren, associate broker at Sundgren Realty in El Dorado, said

“It’s a big chunk of land altogether owned by one person,” Sundgren said.

From Florence, the property is north on US-77 5¾ miles to 170th Rd., east three miles to Yarrow Rd., and then south one mile.

Owner David Winters, who lives in Del Rio, Texas, according to county property records, is using the land for grazing, Sundgren said. A new owner might want to buy the land as an investment or use it for pasture, he said.

The land features natural springs, three ponds, wet weather draws, and three water wells. Even during dry times, the ranch has adequate water to support yearling or cow grazing, the property’s listing says.

Working pens on the northwest corner of the ranch are the only improvement on the property.

The asking price breaks down to about $3,180 an acre.

“There’s a big range of values on pasture land,” Sundgren said. “We feel like this is some of the best of the best and certainly should command a price in that neighborhood.

“It’s a really unique opportunity for someone to have a fully functional Kansas cattle ranch in the Flint Hills.”

Roughly 80 acres of pasture at 310th and Upland Rds. sold at auction earlier this year for $3,100 an acre.

Auctioneer Lori Rogge said there was a lot of interest in that auction. All bidders were within a three-county radius, she said.

Sundgren said land has gone up 20% to 45% in the last two years.
